UK-Gateshead: repair and maintenance services

Contract for Housing Repair, Maintenance and Housing Revenue Account (HRA)
Adaptations.
The Borough Council of Gateshead, working together with The Gateshead
Housing Company.
The Gateshead Housing Company (“The Company”) are an arms length
management organisation (ALMO) established by Gateshead Council, and are
responsible for the day-to-day management of approximately 22 000 homes,
including the housing repairs and maintenance function. The successful
tenderer will be required to work closely in partnership with the Company
in delivering the contract. The Council continues to own the freehold of
its properties, and remains the landlord.
Expressions of interest are sought from suitably qualified and experienced
companies to cover the scope of the contract for Housing Repair,
Maintenance and HRA Adaptations to housing properties owned by the Council
and properties managed by The Gateshead Housing Company to cover the full
requirements for repairs, maintenance and adaptations works to
approximately 21,000 tenants and approximately 850 leaseholders within the
Borough of Gateshead.
Details of the works to be carried out will include but is not limited
to:-.
— emergency repairs,
— urgent repairs and maintenance,
— routine repairs and maintenance,
— planned repairs and maintenance,
— prior to paint cyclical repairs and maintenance,
— repairs and re-let works to vacant properties,
— gas servicing and repairs,
— adaptations.
The scope of this contract does not include the provision and maintenance
of adaptations to privately owned, or let, dwellings or dwellings owned by
other registered providers.
The contract also does not include the following:
— ceiling track hoists,
— clos-o-mats,
— lifts – stair, vertical and step,
— extensions / large scale structural alterations.
The Gateshead Housing Company currently operates the Northgate ICT system
for repairs management and.
Keystone System for asset management.
